Board Meeting

The monthly meeting of the Fairwood West Homeowners’ Association Board of Trustees was called to order at 7:05 pm on Thursday January 9th, 2014.  Trustees in attendance were Adrian Ryneveld, Christine Sylvia, Brandy Bradford and Larkann Hollister.  Also in attendance were Barb Simeona, Association Bookkeeper and Renton Fire Department Battalion Chief/Safety Officer Karl Rufener.

Any changes to the outside of your home must have
an approved architectural control form on file
prior to work being done on the home.

Renton Fire Department – Renton Fire Department Battalion Chief/Safety Officer Karl Rufener was present to report.  He reviewed the requirements for Carbon Monoxide detectors.  It was noted that if you sell your home you will be required to provide one in the home.  Most of them plug into an outlet and the ideal location for them is low to the ground.  One is needed for each level of the home.  They do not work well in garages due to automobiles. 

It was also noted that Renton Fire will continue to provide free transportation to the hospital via aid car as long as financially possible.  They would like to put even more aid cars in service.

A reminder that February is “Heart Month”.  Look for the Fire Department in local locations doing blood pressure checks and blood sugar checks.

Homeowner Appeals – No one present to appeal.

Community Events – The Home Holiday Decorating Contest Winners were announced.  A special thank you to each of these families.  Bond Family @ 13547 SE 161st Pl, Jordan Family @ 13085 SE 160th Pl and Luptak Family @ 16230 131st Ave SE.

Pride In Ownership – Nothing until April 2014.

Minutes of the Previous Meeting – A motion was made seconded and approved to accept the December meeting minutes as amended.  “Band of America” should be “Bank of America” and need to add the addition of new Board Member Larkann Hollister.

Financial Report – The monthly financial report was presented.

Treasurer’s Report – Adrian noted that we will be closing the Bank of America account in the next month or two.

Architectural Control Report – Nothing new to report.

Common Properties Report – Adrian reported that everything on the Molasses Creek/Park Pipeline issue is silent right now.  King County is working on a new cost report.

Covenant Enforcement – All homes in violation were reviewed.  One home was deemed complete.

Unfinished Business – A motion was made, seconded and approved to pay Barb Simeona the Association Bookkeeper a year-end bonus.

New Business – The meeting adjourned at 7:50 p.m. after a motion was made, 2nd and approved to adjourn.

The next two monthly meetings of the Fairwood West Homeowners’ Association will be held on Thursday
February 13th, 2014 and Thursday March 13th, 2014 in the portable building both at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE. 

All residents are welcome to attend.

Outstanding Action Items –

Brandy – Handbook of processes for new Board Members.

Eileen – Pursue a discount for HOA members at McLendon’s Hardware.

Entire Board – Go around and check on rental homes.

Watch the Band of America balance for the right timing to close and move to BECU entirely.

Begin the 2014 CC&R walk thru process in April 2014.
